Buyer – How to Prepare for the Home Inspection:


It is, important to explain that there is no such thing as a perfect home, especially if the home is not new. The inspector’s job is to identify the condition of the property, and it is likely that some defects will be found in every home. The inspection should focus on the major systems of the home and their condition.

Know what the Inspection is-

·         The Home Inspection is where you meet your Home Inspector and the actual evaluation of the property takes place. The inspection of a typical home usually takes between 2 to 3 hours, depending upon the size and condition of the home.

·         A Report & Summary are given at the end of the Inspection. This is where the condition of the house is summarized for you, and any significant defects brought to your attention.  

Types of optional or additional inspections-

·       In addition to a general Home Inspection, Radon Testing, Pest Inspections, Lead Paint Testing, Asbestos Testing, Fireplace, etc., are several of the more commonly requested additional tests.

Bring a pad and pencil –

·         Make a list of any questions or concerns you have about the house, based upon your initial visit(s).
·         Take notes as your inspector will likely share valuable insights into the workings of your home.
·         You may also want to record room measurements, floor layout, etc.
